Upon arrival to the home I proceeded to perform a 65 point home inspection. Throughout the whole inspection I only found two issues that needed to be addressed everything else seems to be in good working order. I found that the upstairs master bathroom sink was very slow to drain. I also found that basement toilet was leaking past the flapper. The pressure on the home is good and not too high everything seems to be working properly other than those two key issues. I then presented The homeowner with upfront pricing and options to get this issue fixed today. The homeowner has decided not to do the work today and said she needs to talk to her husband first.

Upon arrival to the home the customer stated that we had come out and clear the blockage earlier in the week and that he was informed that they are roots in the system after using the camera to get through the lines I did find roots located at the clean out in the yard in front of the large tree, you can also look down the clean out and see these roads as well the customer has stated that he is going to dig up the area for us to be able to install the clean out over the weekend we will be returning Tuesday morning to install new clean out

➖Pull and reset toilet ➖Run snake down the toilet drain to attempt to clear blockage Upon arrival to the home the homeowner made me aware that the toilets were not flushing efficiently and that they would hear gurgling in the sink every time water was ran in the home. Upon further diagnosis I came to the conclusion that there was a main line blockage. I then proceeded to give the homeowner upfront pricing and options to get the issue resolved today. The homeowner decided to have me go ahead and do the work to get the issue resolved. I began my draining all of the water out of the hall bathroom toilet and pulling the toilet off the floor. I then ran my drain machine down the toilet flange until the blockage was cleared.Everything is flowing properly at this time however I did find roots in the line which means that this is only a temporary fix. Shut off water, and disconnect water supply piping, and remove old faucet Install new customer supplied faucet in its place with a Teflon base plate for a water tight fitment, and new supply lines Reconnect water piping, and restore water supply to the fixture, and test the fixture to ensure proper operation 90 day warranty We were called out originally because the customer had bad pressure in one of her upstairs lavatory faucets on the main bathroom. After looking over the area, we determined the issue to most likely be due to corroded or otherwise damaged internal components of the faucet. We offered the homeowner several options for repair, ranging from a rebuild to installing a new faucet. Ultimately the customer chose to supply her own faucet and have us install it. The change out went smoothly, and there were no issues with the new faucet. We removed the old faucet and drain assembly, and cleaned up the area around the faucet itself and the drain plug. We were called out to give a quote for repairing a lavatory faucet in the upstairs master bathroom. After looking over the area, and speaking with the customer, we learned that the faucet was not providing adequate pressure. The other faucets in the home had fine pressure. We informed Ms. Segal of her options, which included rebuilding, or replacing the faucet, and we provided her with a total of 5 quotes. Ultimately we’ve agreed to do a customer supplied install on one faucet only. We will be back next week to perform the work. The pressure in the home was 45psi during peak usage.

Replace Thermal Expansion Tank Replace 3/4” Copper Connection After arriving to the business, I was made aware of a stained ceiling tile in the mens restroom. This discoloration was noticed this week. I was made aware that a water heater was repaired in that location 2 years ago. Once I got my eyes on the plumbing in that area, I noticed that the thermal expansion tank was leaking and had caused corrosion on the pipe too. I gave estimates with upfront pricing, we decided to go ahead and replace the thermal expansion tank and move it to become supported instead of standing vertically. I soldered in new 3/4” copper, and supported the new thermal expansion tank on an adjacent wall. After pressurizing the hot water line, no leaks were observed over a 15 minute period, and everything was functioning properly when I left.

Upon arrival to the home the customer stated they wanted the water heater flushed, the water heater is a 2020 model so at that time I flushed the water heater after it was flushed it was refilled and turned back on and is functioning properly and as it should at this time.

Perform Minor Rebuild on Master Bathroom Toilet After arriving to the home, the tenant made me aware that the toilet in the master bathroom was making the same humming sound that the previous upstairs hallway toilet was making. I checked the whole house pressure at an outside hose bib, which read 60 psi. Previously, I checked the pressure at the water heater in the attic and it was just under 70psi. I made the homeowner aware that this could mean the PRV is failing. I checked the downstairs toilet, it has not been rebuilt either. After giving options, with upfront pricing, we agreed on just doing the minor rebuild on the master bathroom toilet. After replacing the fill valve, flapper, and supply line, I performed a dye test. After 10 minutes of observation, everything was functioning properly and no leaks were detected.
