After arriving to the home, the tenant made me aware of two toilets that were running. He suspected the home to be about 20 years of age, but heâ€™s been here for about 2 years. He was out of town and got a high water bill. He made me aware that the fill valves were constantly running and went out at the same time. I checked the whole house pressure at the water heater and back outside hose bib, both register over 110psi. I made him aware that this is unsafe for residential plumbing and that it needed to be corrected. After giving estimates, with upfront pricing, the landlord decided that it was too expensive and that they would not continue with work.
Upon arrival customer took me to the garage where she wants her utility sink to be took a look around the area to see if there was any plumbing around there is a laundry room near by also the customer said there was a bathroom behind the utility sink once I got a good grasp on the situation I gave the customer the options to open up the wall to access plumbing to be able to verify that we would be able to connect her utility sink to any plumbing behind the wall. Also I checked the customer pressure on the house and found the pressure was at a 100 pounds notified the customer about the situation gave the a option on a replacement and customer approved of the work. Installed a new 3/4 PRV in the garage once PRV was replaced I double checked the pressure and it was a 55 psi. Upon arrival customer took me to the leaking water heater in the up stairs hallway closet customer told me that there was standing water in the drain pan water heater is a 2010 model while I was checking the water heater I checked the water pressure and it was at 150 pounds which I notified the tenant and the landlord once I got a good grasp on what needed to happen I gave the landlord a couple option. Landlord said he would call us back if he decided to move forward with the work.
Upon arrival customer showed me to the walk in attic there I found a 75 gallon natural gas standard vent water heater after looking over job gave customer multiple options Customer stated she Piedmont natural gas and based off their prices she wasnâ€™t expecting it to be that high Pressure on home is 100psi made customer aware that it should be 55 also let her know we would replace the pressure reducing valve in basement for no extra charge to correct pressure

Performed 65 point whole home plumbing evaluation, currently all bathroom, kitchen and laundry groups are functioning properly, at this time there are no issues or points of concern throughout the home, I have performed I sediment flush on the newly installed water heater, a return visit is scheduled this week for minor adjustments to be made to the existing water heater installation
Upon arrival to the home customer stated that there was a blockage after running some test and noticing that the upstairs was completely blocked I provided upfront pricing and options for the customer they chose to not go to work see how he could not get approved for more than $400 so at this time everything is still backed up
install premier 2 pc comfort height elongated toilet white, flange repair/replace not included, slow close seat, toto drake 2 replace one emergency valve with braided stainless supply 1/4 turn valve, add-on stop 1/2 price under same cabinet On this return visit I was able to install the Toto drake two in the master bedroom and replace pop-up assembly on right side jack and Jill sink in master bath. I also replaced the shut off valve for the toilet with a quarter turn emergency shut off. After all it was complete I tested everything thoroughly and now everything is functioning properly
Upon arrival to the home I did a 65 point whole home inspection I did find a couple of items consisting of right side sink in master bath pop-up assembly was leaking and master bathroom toilet was leaking on left side tank bolt and the shut off valve had been chewed on by a puppie. I also found that the water heater was 16 years of age so I let the customer an estimate for replacement of that as well. I gave the customer multiple options and upfront pricing and at this time he is going to have me install a Toto drake 2 in the master bath with a new emergency shut off valve and because the customer chose the premium toilet I will be replacing the right side sink master bathroom pop-up assembly as a courtesy to the customer. This work will be performed on January 26 between eight and 10. After arriving to the property I was made aware that when trying to do laundry or run numerous fixtures in the home there is not sufficient water pressure, after observing the water pressure at one fixture to be surging high and low I proceeded to enter the crawlspace where I verified that the whole home sediment filter is in good condition and is changed regularly, from there I was able to identify that the pump is functioning properly but the pressure tank is in need of being replaced, after reaching out to the homeowner via telephone and making them aware of the situation and providing upfront pricing the homeowner made me aware that they do wish to proceed with the work but will have to call back and schedule for a later date due to other projects going on at the time
