Returning tomorrow to install warranty parts on gas water heater installed by us After arriving to the home I was made aware that the water heater we installed approximately one year ago was not producing hot water, after assessment I have diagnosed the issue and found it to be a faulty gas control valve that is still covered under manufacturer warranty, after making the homeowner aware of this and returning with manufacture specified replacement parts and proceeded to drain the unit followed by replacement of the gas control valve and thermal couple, filling the tank and relighting the unit, at this time everything is functioning properly without failure
Currently the recently installed gas water heater located in the garage is not holding pilot and the incoming gas pressure is fluctuating between 3.5 and 4.5 inches of water column when the minimal required inlet pressure is 5 inches of water column, I have started the warranty process for obtaining a gas control valve, in the meantime the homeowner will need to contact her utility provider to check the inlet pressure at the gas meter and get verification that the service is receiving the correct pressure before moving forward with installation of warranty parts After returning to the property to complete previously discussed warranty work began by draining the existing water heater followed by removal of the gas valve and burner assembly I then proceeded to replace the gas control valve as well as thermocouple followed by filling the tank and purging the system of air, after lighting the unit everything is functioning properly and free of failure
Includes: -replacement of entire toilet Tank for existing sterling toilet in second floor bathroom, ordered material -removal and disposal of old fixture Is After arriving to the home to perform previously discussed work, I began by shutting the water off to the upstairs hall bathroom toilet, followed by removing the tank from the toilet and installing a new product numbers matching tank, cleaning the work area and testing the fixture extensively for function and failure at this time everything is functioning properly and free of leaks
Arriving to the home I observed the upstairs hall bath toilet to be leaking between the tank and the bowl, from there I located the whole home ball valve and pressure reducing valve followed by observing the water pressure to be 60 psi in the home, I have reached out to the property manager with upfront pricing for repair or replacement of the fixture, the property manager is going to make contact with the homeowner and then reach back out with choice of options
Replace PRV under home to to bring pressure from 95 to 55 psi Made customer aware that this option will not stop flappers in toilets from leaking but help prevent leaks in water lines causing secondary damage to home With customer approval I turned water off at meter because PRV is before shut off in closet in hall way then opened up hose bib on back of home and drained water off I then cut out old PRV and installed two poly to pex transition couplings then install new pressure reducing valve home owner stated he is comfortable with replacing the flappers in the toilets Sent customer upfront price for kitchen sink drain line
Re-caulking the base of the master shower which is missing caulk in multiple places and having large gaps between the panels of the wall and the floor, Once the Our is called and let dried for approximately 12 hours the customer can start using the shower again pictures will be taken of the small spot located in the downstairs bathroom which customer stated has been there for approximately six months if the Spot gets bigger after the shower has been caulked the customer is informed to let me know and if that time we will come out here and cut holes in the ceiling downstairs and do a diagnostic to see the problem but this time we will just be caulking the shower and sealing up all the gaps and holes where the caulk is missing
After arriving to the home the homeowner expressed that the upstairs hall bathroom toilet which has been replaced within the last five years is currently not operating as it should, after assessment of the fixture and verifying that the toilet is running so extensively that it does not allow the tank to fill enough for the fixture to flush I verified that the emergency shut off valve for the fixture is functional as well as located the whole home shut off valve and observe the water pressure to be 65 psi as well as observed a newly installed lavatory sink faucet that is leaking from the body itself, this fixture is still under manufactures warranty and the homeowner will need to contact Delta for a replacement fixture, after providing for upfront prices for repair or replacement of the fixture the homeowner may be aware that I’ll propose solutions or outside of what they had budgeted and they will be reaching back out when ready to schedule work
